The site has undergone remediation by in-situ chemical oxidation and soil excavation. However, sub-slab soil vapor concentrations indicate that a potential vapor intrusion issue within the existing building may exist. At this time, the entire strip mall building that the former drycleaner facility was located in is vacant. The building needs significant upgrades to maintain compliance with fire codes. In speaking with the building owner, there are no plans within the near future to sell the property or redevelop it. We are awaiting guidance from Jim Delwiche and Terry Evanson on whether closure with structural impediment to additional remediation would be appropriate to pursue. The building is not likely to be inhabited in the condition that it is in, and if the building is torn down, it would then be much more cost-effective to access the impacted soils for removal and install a vapor mitigation system prior to redevelopment. The groundwater plume is currently stable to receding and there are no other receptors.
